Q: We live in Vermont and will be relocating to Las Vegas in 18 months. When should I put my house up for sale?
–Anonymous, Addison, VT
A: It depends if you plan to buy another home in Vegas. Assuming you will not and you plan to list your home at a price that will cause it to sell, then you will need to ask a local Cincinnati Realtor® what is the average days on market for your type of property in your area.
The price range your home is in and its condition along with the area it is located in will have a lot to do with the expected time to sell. Find an expert local real estate agent to get you the best answer to your questions.

A: The answer is – it depends. It will take a prospective buyer about 2 months to close on the house, so that puts you at 16 months from now for starters. The rest of the answer depends on how you are willing to price your house. You would need to look at Days on Market (DOM) for homes like yours in your town – a Cincinnati Realtor® can help you do this. Then you would have to add that amount of time onto the time to sell. If you price high, add on more time.

A: Dear “Relocating in 18 Months”:
First, planning is the only way people get ahead and know where they are going in life. So, I am glad to see you are planning and have a direction. What you should do first is find out how long homes have been on the market in your neighborhood or surrounding area. Second, find out why the homes sell or do not sell in a reasonable amount of time. Was it because they were overpriced? Were they not maintained or cleaned well? There are so many questions as to why homes don’t sell but generally it is because sellers don’t want to list their homes at market value. So start doing your research now on the comps in your area first, then determine if you will be able to sell and get what you want out of your home. If not, leasing the home may be another option while you relocate to Las Vegas! Good luck and always use a Cincinnati Realtor®for all of your real estate needs.

A: A good agent should be able to tell you how long the average time on the market is in your area. Of course, the well-priced homes sell quickly and the overpriced ones take forever to sell. That is a fact in every market. So the key is pricing it right. If you do that, you should sell it and close within three months.
